Mortgage valuation.
Reports that comply with your standards, on your committees' timetables, by an independent firm that has been valuing property since 1972.
Valuations for lending institutions
The firm carries out valuations for lending institutions and finance brokers: at origination, on refinancing and for security monitoring. Reports prepared in accordance with the French Property Valuation Charter and the RICS and TEGoVA standards: market value and, where your terms of reference require it, mortgage lending value.
Our independence is structural: no brokerage or property management activity, no agency mandates, no link with the borrower. Five offices cover mainland France, the overseas territories and Monaco, across all asset classes, including those that fall outside standard grids: operating premises, mixed-use assets, mountain properties, off-market assets. Quote within 48 hours, timetable announced and kept, signing valuer available throughout the life of the file.

What we are really asked.
Market value is the value on the market at a given date. Mortgage lending value, defined by the European TEGoVA standards, is a prudent value assessed over time: it leaves out the speculative or cyclical components of the market and keeps only what appears sustainable. The same property therefore often has a mortgage lending value below its market value, and that is intentional: the bank protects itself over a whole cycle, not at a peak.
Yes, and it is increasingly the rule. European mortgage credit regulations require lenders to apply reliable valuation standards and to use valuers who are competent and independent of the credit decision. Above certain amounts, or as soon as the property is out of the ordinary (mixed-use asset, operating premises, prestige property), an external valuation becomes necessary in practice. A signed report, compliant with RICS and TEGoVA standards, meets this requirement.
Beyond today's value: the liquidity of the property (how long it would take to sell, and on what terms), the strength of its rental income, its sensitivity to the cycle, its condition and foreseeable works. The report sets out these factors, because the quality of the security rests on them, not just on the figure.
