Approvals & the courts

Approved property valuer.

A status you can verify: Court of Appeal list, oath, mandatory training.

What the word means

Registered on the Courts of Appeal lists.

An "approved" property valuer, more precisely one registered on the list of court experts of a Court of Appeal, has been selected by the general assembly of judges, takes an oath, follows mandatory training and answers for their reports under the official classification. It can be verified: the lists are published by each Court of Appeal.

At Frerault Expertises, court expertise is a long-standing practice: valuers registered with the Chambéry Court of Appeal, members of the CNEJI (National Company of Property Court Experts) and of the Chambéry and Lyon companies of court experts. The firm is ranked "Unmissable" in the Décideurs 2025 ranking of court-appointed experts specialising in commerce, the market's recognition of this specific practice.

Our awards, with sources
What difference it makes
01

On court assignments

On appointment by the court: adversarial expert proceedings, meetings with the parties, preliminary report and final report filed, in compliance with the French Code of Civil Procedure.

02

On out-of-court assignments

The same rigour, without proceedings: a report built as if it were to be produced in court, because one day it might be.

03

Assisting a party

Alongside your lawyer in ongoing court expert proceedings: technical submissions, critical analysis of the preliminary report, costed counter-arguments.

Not to be confused

Approved, certified, agent: three professions.

The court expert is registered with a Court of Appeal. The certified valuer (REV-TEGoVA, RICS) answers to European professional standards. The estate agent gives free estimates in order to win a sale mandate. All three "give a price"; only one produces a defensible, reasoned and signed value. Our valuers combine court registration with the RICS and TEGoVA standards, and sell nothing.

Your questions

What we are really asked.

The lists of court experts are published every year by the Courts of Appeal (cours-appel.justice.fr), and the CNCEJ directory is public. Beware of vague wording: "approved" without a named Court of Appeal, or "certified" without a certifying body, cannot be verified.

An agent's opinion of value is free because it prepares a sale mandate; it does not commit its author. The approved valuer is independent of the transaction, applies standardised methods, reasons their conclusions and signs them: their report is admissible before a court and can be relied on against the tax authorities.

Yes: once produced in the proceedings and open to adversarial discussion, it is evidence that the judge assesses, all the more so when it comes from a valuer registered on a Court of Appeal list. It is often what triggers a settlement before any trial.

When the value of a property is at the heart of the dispute: division, court-ordered sale, commercial lease, expropriation, nuisance between neighbours, defects affecting value. The judge generally chooses from the Court of Appeal list, hence the importance of being registered on it.
