Ultra-prime.
Chalets, private mansions, exceptional estates: markets without public comparables.
Markets without public comparables.
A chalet in Courchevel 1850, a private mansion on the Left Bank, a waterfront villa: in the ultra-prime segment, each property is a market of its own. Transactions are rare and confidential, buyers are international, and price gaps are considerable from one street to the next. Public databases capture only a fraction of them, often the least representative.
French Riviera: our dedicated pageValuing these assets requires a dedicated frame of reference: documented private transactions, fine weighting of the attributes of rarity (prime location, view, ski-in/ski-out, the history of the property) and systematic cross-checking of approaches. This is the frame of reference the firm has been building since 1972, particularly in the Alps, where it publishes its annual Panorama.

The narrowest market in Europe, which justifies a dedicated practice within the firm.
Estates, IFI, financing, division.
Ultra-prime property is rarely valued in order to sell: it is valued to pass on, declare, finance or divide. In all these contexts, the value must be reasoned and defensible: before the tax authorities, a private bank or co-heirs. Our reports are prepared for exactly that, in strict confidence, and signed by the valuer who answers for them.
What we are really asked.
Not with a resort-wide price per square metre: in Courchevel 1850, the gap between two neighbouring chalets can range from one to three times the value depending on altitude, access to the slopes, the view and the quality of construction. The valuation relies on documented private transactions and on an explicit weighting of these attributes; this has been the focus of our Alpine practice since 1972.
In the exceptional segment, the gap between the asking price, the price signed and the value adopted by the tax authorities or a judge is structural: a narrow market, long negotiations, discreet transactions. A listing is not a comparable: a market value reasoned by an independent valuer is.
The market value at the date of death for the estate, at 1 January for IFI, in both cases reasoned and defensible, with justified allowances (joint ownership, occupation). For exceptional properties, a poorly calibrated value quickly costs hundreds of thousands of euros, in either direction.
