The port of Saint-Tropez and its colourful façades
French Riviera

Valuation on the French Riviera.

Reasoned, defensible market and rental values, from Saint-Tropez to Menton.

Our Riviera practice

Our coastal practice.

On the coast, the most significant sales are concluded privately and never appear anywhere. Exact position, access to the water, view, easements, redevelopment potential: each attribute is worth millions, and no public database captures them. Valuing here requires documented private comparables and an explicit weighting of these attributes.

The firm works along the whole coast from its Aix-en-Provence office, as an extension of its Monaco practice: market and rental values, estates, IFI wealth tax, financing and disputes, in strict confidence.

Our exceptional-property practice
Micro-markets
01

Saint-Tropez and its gulf

The peninsula, Ramatuelle, Gassin, Grimaud: country estates, vineyards, waterfront villas. A seasonal, narrow market with confidential comparables.

02

Cap Ferrat, Beaulieu, Èze, Villefranche

The rarest waterfront in Europe. Value here depends on position to the metre and on the history of private sales.

03

Cannes, the Croisette and La Californie

Prestige apartments, penthouses, hotels: some of the most widely dispersed values per m² in France, depending on the address and the floor.

04

Nice and its Promenade

Investment buildings, penthouses, retail premises: a deep market where market and rental values intersect.

05

Cap d'Antibes and the hinterland

Cape villas, hillside properties, estates: assets with no direct equivalent, valued by attributes and by cross-checking methods.

Your questions

What we are really asked.

Through documented private comparables: private sales whose terms we know, weighted by the attributes that drive value on the coast: length of shoreline, access to the water, view, aspect, easements, redevelopment potential. Every adjustment is written down and reasoned in the report: that is what distinguishes a valuation from an agent's opinion.

The market value at 1 January, with reasoned allowances and discounts where applicable. For properties whose asking prices differ sharply from the prices actually signed, a declaration supported by a valuation report protects in both directions: against spontaneous overvaluation as well as against a tax reassessment. See our dedicated page on IFI valuation.

Yes: our Aix-en-Provence office covers the whole coast, from Hyères to Menton, as well as Monaco, where the firm has a dedicated practice. Valuations are carried out on site, by a valuer who travels and who signs.
